7 Red Flags When Choosing a Real Estate Agent

Updated June 2026 · by Aaron Tyler, Tyler Real Estate Team

Most agents are good people. But the wrong fit can quietly cost you a strong sale or the right home. Here are the warning signs to watch for — and the green-flag test at the end.

  1. They quote a price with no data. A number without recent comparable sales is a sales pitch, not a strategy.
  2. They "buy the listing" with a high price. Inflated pricing to win your business leads to a stale listing and later cuts.
  3. They're hard to reach. If they're slow now, they'll be slower when offers and deadlines hit.
  4. No clear marketing or search plan. Vague promises like "I'll put it on the MLS" aren't a plan.
  5. They dodge questions about experience or recent sales. Transparency about track record should be easy.
  6. They pressure you. A good agent informs and advises; they don't rush you into a decision.
  7. They ignore new-construction competition. In North Houston, that blind spot alone can leave a home sitting.

The green-flag test

The right agent gives honest pricing, a specific plan, fast communication, and a real, recent track record — and welcomes every question you ask. If those four things are present, you're in good hands.

FAQ

What is a red flag when hiring a real estate agent?

The biggest one is a price quoted with no data — a list price should come from recent comparable sales, not a number meant to win your business. Poor communication, vague plans, and pressure are others.

What should you not tell a real estate agent?

Keep your absolute max/min, your full motivation, and deadline pressure to yourself early on. A trustworthy agent protects this, but it's wise to hold your negotiating leverage.
